Title Insurance Policies
When purchasing a home, it is highly advised to purchase an owner’s policy to protect the property search from all defects, liens and encumbrances unless there are any exceptions. A few examples of these are undisclosed heirs, falsified affidavits, fraudulent documentation.
The mortgage lender will require a borrower to purchase title insurance to protect the institution’s position as a holder of the mortgage loan. This is a one-time premium for the duration of the loan unless the borrower refinances.
